ConstructionOS is a full operating system for multi-division builders — unifying job scheduling, capacity planning, client CRM, weekly reporting, accounting, and an AI operations copilot into one platform. Originally built for Shoreline Construction, it has grown into a standalone product now marketed to builders industry-wide. This build was led by Steve Housaman, with ITfiers contributing in a supporting role.

The Challenge
Multi-division construction teams — residential, commercial, and furnish — were running on dozens of disconnected spreadsheets, email chains, and whiteboards. Schedules didn't update when a slipped inspection cascaded through dependent tasks. Crew capacity across a multi-year pipeline was invisible until someone was already overbooked. Weekly client updates were written from memory and formatted by hand. Financials lagged a month behind, living in an accountant's laptop instead of a shared source of truth. Leadership had no single dashboard to answer 'are we on track?' The business needed one platform that could grow into a full company operating system without ever forcing a rebuild.
Our Solution
ConstructionOS was built primarily by Steve Housaman, with ITfiers contributing supporting engineering work as the platform expanded. It ties scheduling, capacity, CRM, documents, and cash into a single real-time system built around the actual lifecycle of a construction job: plan and schedule, load and balance, execute and report, close and learn. Phase-based Gantt schedules use true predecessor logic so an entire dependent chain shifts automatically when a date moves. A multi-year loading chart shows crew and PM capacity so teams commit only to what they can deliver. Branded weekly client reports generate in minutes from a guided form instead of hours of manual formatting. An AI operations copilot sits across every module — answering natural-language questions, drafting client communications, and flagging at-risk tasks before they become problems. What started as an internal tool for one residential builder, Shoreline Construction, has since grown into ConstructionOS: a standalone product now positioned for builders across the industry.

Budget status, schedule variance, overhead trend, revenue forecast, AR aging, and warranty fund roll up into a single executive view spanning every division — so leadership never has to reconstruct 'are we on track?' from memory in a meeting.
Intelligent Job Scheduling
Phase-based Gantt schedules use true predecessor logic. When a date moves, the entire dependent chain shifts automatically — lag, duration, and calendar dates stay in sync — with full, undoable schedule history so nothing breaks silently.
Capacity & Loading Chart
A living resource grid shows every superintendent's job load across a 36-month horizon, color-coded and sized to real contract duration, split across residential, commercial, and furnish pipelines — so teams can spot overload before committing to it.
Automated Client Weekly Reports
A guided form captures this week's progress, design selections, and PM notes, then turns it into a branded, PDF-quality report shared via a secure, tokenized link — no client login required — cutting report-building time from roughly an hour to a few minutes.
Sales & Commercial CRM
Residential, commercial, and realtor pipelines track leads, active builds, and pipeline value with A–D category scoring and automatic overdue follow-up alerts, alongside a dedicated commercial CRM with weighted pipeline and win-probability forecasting by fiscal year.
AI Operations Copilot
A built-in AI copilot reads across jobs, schedules, and financials to answer natural-language questions, generate daily briefs, draft client emails and agendas, and flag at-risk tasks before they become problems — giving leadership an assistant with context on the whole business, not a chatbot bolted on the side.
Accounting, Warranty & Procurement
Weekly cash flow imports directly from QuickBooks into a categorized, per-entity grid. A color-coded purchase order board tracks permits, materials, and labor phase by phase, while warranty analytics automatically roll up callback rates, resolution time, and 11-month walkthrough scheduling from the punchlist tracker.
